                  even more worrying is looking at the snow/water equivalent. Last year was dry compared to this year. Glad I live between the Sheyenne and the diversion...fail safe in both directions 🙂

                          how much is flood insurance? A lot of the homes I helped sandbag didn't have insurance going into effect for another XX days, and being the flood was expedited, they weren't covered during the peak of the flood. Not knowing mother natures course, is it completely stupid to request the flood coverage/rider right now? Or are we talking thousands of dollars? For a couple hundred, I'd get it right now just to know if it is bad, I will FOR SURELY be covered in the worst of worst vs. trying to guess the magic date you will need it....

                              I think its 90 days for it to go into effect isn't it? Too late to really look at insurance now IMO.

                              I'm back to pricing out enclosed trailers. Might be the excuse I need to get it past the loan officer at my bank.

                                That's not true. We put flood insurance on our house in Fargo last week.

                                  Would you be able to immediately file a claim today though? Usually you have to wait a certain amount of time after you buy the policy before they let you.

                                  If you can do it right away, who is your insurer?

                                    Ok, I was mistaken - I thought it was a longer waiting period..

                                    Kyner and local agents say homeowners shouldn’t delay buying flood insurance, because policies have a 30-day waiting period before they take effect.

                                    so NOW is the time to buy it.

                                      I believe it is a 30 day waiting period. There are two exceptions to that 30 day period that I know of. One is if you just purchased the home and it IS required to carry it or your area has just put into a flood plain.

                                        My dad put flood insurance on his house last year. It is a 30 day waiting period. The cost depends on what level of the floodplain your house is on I believe.

                                          Just for the sake of knowing, what is the 'on/off 30 day insurance' bit cost (roughly) $500? $5000?

                                          I understand depending on the homes value and location makes a difference, but I am curious if it is typically 'affordable' for the average middle class family, or something that is a 'major expense'?
